Revenue Audit, A BOUTIQUE ANALYSIS —
The Chez Nous Revenue Audit is a ten-point analysis of your Airbnb listing in the Laurentides and Montréal, delivered as a PDF within five business days. Find out exactly where you're leaving money on the table.
IF YOUR CHALET FEELS UNDER-BOOKED, IT PROBABLY IS.
The Problem
You've read the articles. You've tweaked your title. You've dropped the price when the calendar looked empty, raised it when a good weekend came around. And still, something feels off. Bookings are inconsistent. Reviews mention "value" a little too often. You suspect the problem isn't your property — it's how the listing is doing the work of selling it.
Most owners in Mont-Tremblant, La Conception, and the surrounding Laurentides are running their listings on instinct. That's fine when the market is hot. It's expensive when it's not.
The Revenue Audit replaces guesswork with a structured analysis of the ten dimensions that most directly shape how often your listing is seen, how often it is booked, and at what price.
WHAT YOU RECEIVE
Every audit covers the same ten sections. Each explains what we analyzed, what we found on your specific listing, and what we recommend you consider next.
-
Whether your title is doing the work of ranking and converting — or wasting characters.
-
Cover image, gallery structure, coverage of key spaces, and how you compare to top performers in your market.
-
The first lines that decide whether a guest keeps reading, the structure of the full text, and bilingual coverage in the Quebec market.
-
What you've checked, what you likely have but haven't listed, and how missing checks affect filtered search.
-
Your visible pricing benchmarked against direct comparables in your area, across peak, shoulder, and low seasons.
-
Cancellation policy, check-in windows, pet and event rules, additional guest fees — each shapes conversion and reach.
-
Minimum night settings, instant book, advance notice, booking window — the mechanical settings that decide who can even reach you.
-
Overall rating, category-level scores, patterns in recent reviews, and the quality of your host responses.
-
Whether your property is visible on VRBO in addition to Airbnb, and the consistency across platforms.
-
The three highest-impact changes we recommend acting on first, ranked by expected effect on bookings and revenue.

A Look Inside
Every audit is a detailed PDF, delivered in the language you choose. Clear, structured, and immediately actionable. Below are a few pages from a recent audit of a Mont-Tremblant chalet, anonymized.
One recent audit found a $402 nightly rate held flat across shoulder September, peak ski season in February, and spring break in March, while comparable Mont-Tremblant properties adjust rates seasonally by 50 to 120 percent. Implementing seasonal pricing alone: an estimated 20 to 40 percent annual revenue lift.
BUILT FOR OWNERS WHO WANT ANSWERS, NOT ADVICE.
The Revenue Audit is designed for owners of chalets, cottages, and short-term rentals in Mont-Tremblant, La Conception, Lac-Supérieur, Brébeuf, Mont-Blanc, and the broader Laurentides region — as well as urban properties in Montréal.
It's a fit if you're already listed on Airbnb, if you've been hosting for at least a few months, and if you're open to changing things. It's not a fit if you're looking for validation of decisions you've already made — the audit is honest by design.
FAQs
How long does the audit take?
1
The PDF is delivered within five business days of confirmed payment. Some audits arrive sooner. We don't rush the work.
Do you need access to my Airbnb account?
2
No. The audit is based entirely on what's publicly visible on your listing. You share the URL — that's it.
That's completely fine. The audit is a standalone product. You keep the PDF, act on the recommendations yourself, and we part ways. No follow-up sales pressure.
What if I don't want to sign a management agreement?
3
Is the audit really worth $400?
4
Most listings we review have room to improve on several of the ten dimensions, and pricing and seasonality alone can shift a full season's revenue. If you sign a management agreement with us within 90 days, the amount you paid is credited back in full, making the audit effectively free. Subscribers to our newsletter get $100 off, bringing the audit to $300.
What's the difference between the Revenue Audit and the Free Property Evaluation on your homepage?
5
They answer two different questions.
The Free Property Evaluation is for owners considering short-term rental — either not yet listed, or thinking about switching management. It projects what your property could earn under Chez Nous management, with market comparables, occupancy benchmarks, and a revenue scenario. It's forward-looking. It helps you decide whether to enter the market with us.
The Revenue Audit is for owners already listed and hosting. It analyzes your existing Airbnb listing in ten dimensions and tells you exactly what's underperforming and what to change. It's diagnostic. It helps you fix what you already have — with or without our management.
Different moments, different products. If you're not sure which one fits you, write to us and we'll point you to the right one.
How do I pay?
Payment is completed online at checkout by credit card. Applicable Quebec taxes are calculated automatically.
6
Do you audit properties outside of Quebec?
7
Currently we focus on Quebec, primarily the Laurentides and Montréal. If you own outside the province, contact us — we'll let you know if we can help.
What if I have a VRBO listing but not Airbnb?
8
We can audit VRBO-only listings as well. Just include your VRBO URL in the request form.
Are there any hidden fees?
9
No. The $400 CAD (plus applicable taxes) covers everything: the analysis, the PDF report, and the 30-minute walkthrough call.
What areas do you serve?

Chez Nous serves short-term rental owners in Mont-Tremblant, La Conception, Lac-Supérieur, Brébeuf, Mont-Blanc, the broader Laurentides region, and Montréal.
